Clemson's summer parking period ends August 15, with academic-year parking beginning August 16. Translation for locals: the students are coming back and Clemson traffic is coming with them. 😂

Mortgages: Behind the Numbers
A Price Cut Isn't Always the Best Deal for Your Buyer
When affordability is tight, how you structure the offer can matter just as much as the price you negotiate.
A buyer may get more immediate financial benefit from a well-structured seller credit than from those same dollars simply coming off the sales price.
Depending on the buyer, property, and loan program, seller credits may potentially be used to:
💰 Reduce cash needed at closing
🧾 Cover eligible closing costs and prepaid expenses
📉 Permanently buy down the interest rate
🔑 Fund a temporary rate buydown, such as a 3-2-1, 2-1 or 1-0 buydown
What’s a Temporary Buydown?
With a temporary buydown, seller funds are used to temporarily reduce the buyer’s monthly payment during the first year or years of the loan.
For the right buyer, that can provide meaningful breathing room during those first years of homeownership while they adjust to the new payment.
💡 Nicole’s Take
Before automatically negotiating price, let’s run the numbers.
If you’ve got a buyer writing an offer, send me the property, offer price, and what you’re thinking about asking from the seller. I can compare price reduction vs. closing-cost credit vs. permanent buydown vs. temporary buydown so you and your buyer can see what the dollars actually accomplish.
Better structure can sometimes beat a lower price.
Marketing Tips
Don’t Just Host an Open House. Create an Event.
“Open House Sunday 2–4” tells people when to come. Give them a reason to actually want to come.
Jessica Towe’s Ice Cream Social Open House is a perfect example. The property is still the star, but adding an experience makes the event more memorable, more shareable, and a whole lot easier to promote.

🎃 Seasonal themes as we head into fall
💡 Make It Work Harder
Think beyond the people who walk through the door.
Invite the neighbors. Partner with a local business. Tag each other on social media. Post in appropriate community groups. And while you’re there, capture photos and video you can use for future content.
The goal isn’t just to market one house. It’s to create more reasons for people to meet you, remember you, and see you as the local real estate resource.
